As many of the properties in the Littlerock area have been subdivided previous to (outside of) the map act, it was impossible for me to discern whether my project fell in that category. Apparently, the title company missed that too until you pointed that out . . . .
TYour review and recommendation helped me avoid an additional entitlement with the County of Los Angeles that would have added another three months and $1000 to my project.

Years of experience in reading Title Reports allows a person to see what has been omitted from the policy as well as what is included. In this case the client inquired about the cost and schedule for preparing a “Certificate of Compliance” for a particular project site. I asked for the Title Report, and while on its face it would appear that a Certificate was required, I thought it unlikely that one had not already been filed, and suggested they have their Title Company perform further research. The previously filed Certificate was found in the record and the client’s schedule was suddenly back on track.

This person called requesting a survey of the line between him a neighbor so they could replace a fence on the property line. I did some research and informed him of what the monuments should be at each end of the line, and if he could find them in an undisturbed condition they could simply place the fence between those found original undisturbed monuments (the line was fairly short). Some surveyors would say that only the surveyor should (or can) do that, but I think most would agree that with such a simple set of facts as were given, and the found original undisturbed monuments, the surveyor would add little or nothing to the reestablishment of that line. Times are not so hard that I need to pick the pocket of every homeowner that calls me for assistance.
